Portfolio Landlords (4+ Properties)

If you own four or more mortgaged properties, you are classified as a "Portfolio Landlord." Many high-street banks will say no to you, but we say yes. HMOs & Multi-Unit Blocks

Limited Company (SPV) Buy-to-Lets

Since the tax changes (Section 24), more landlords are buying properties through a Special Purpose Vehicle (SPV) Limited Company rather than in their personal name.

  • Why? You can often offset 100% of your mortgage interest against rental income for tax purposes (unlike personal ownership).

  • How we help: We have access to specialist lenders who lend specifically to SPVs, often with more generous rental stress tests.

The "Rental Stress Test" Explained

"How much can I borrow?" Unlike a residential mortgage, a Buy-to-Let mortgage isn't based on your salary; it's based on the Rental Income of the property.

Lenders use a "Stress Test" to ensure the rent covers the mortgage even if rates rise.

  • Basic Rate Taxpayers: Rent usually needs to cover 125% of the mortgage payment.

  • Higher Rate Taxpayers: Rent usually needs to cover 145% of the mortgage payment.

  • Limited Companies: Often benefit from the lower 125% stress test regardless of your personal tax band.
